1. Agree a budget

Seek advice from a mortgage adviser, either independent, or with your chosen bank. If you need help with this, just ask us! We have some great contacts who we can recommend. Once you have established your budget for a purchase, consider applying for a mortgage in principle. It’s something that vendors will want assurance of when you make an offer.

  
2. Register with local agents, including Philip Baker Property, of course!

Be as detailed about your requirements as possible - a good agent will want to know as much as possible to build up a picture of what will suit you. Location, size, layout, school catchment area and transport links are a few for you to consider. Another tip is to visit agencies in person - it is a great chance to meet our friendly team and ensure we are sending you the right kind of property alerts.

  
3. Keep a close eye on the property portals

New properties are added throughout the day and night. A great idea is to set yourself up on Rightmove alerts, to ensure you receive notification as soon as something within your criteria is added.

  
4. Dont Delay

The market can be fast moving and competitive. If you want to view a property, book as soon as possible. We will go above and beyond to get you into the property as soon as we can, including evening viewings and Sunday and bank holiday appointments.

  
5. Never judge a book by its cover

Don’t just go by online pictures, have a look at a range of properties including ones you don’t think are for you… you just might surprise yourself!

 
6. Feedback to your agent

Even if it’s not for you, we want to know. This helps us to make better matches for you in the future, and helps us guide our sellers with their marketing too.

 
7. It's a match!

When you come to making an offer on your chosen home, put your offer forward making sure that you are clear on your terms and timescales. Putting this in writing helps you to paint a picture of yourself to the sellers that can be easily passed on by the agent, without anything you feel is important being lost.

 
8. Hurrah, sale agreed

Time to instruct some friendly and efficient solicitors to help you with your purchase. Do ask us, we know plenty of good ones. Inform your mortgage lender that you would like to arrange your mortgage as soon as the chain is closed.
